ACCESS STATEMENT FOR MEERHAY COTTAGE
Introduction
Our self catering cottage is a semi-detached property built in approximately 1910, with access to the front and rear of the property. We have tried to provide as much information as possible in this statement. If you have any queries please do call. We look forward to welcoming you.
Pre-Arrival
We have an informative and comprehensive website and we are listed on Lyme Regis.com, WestDorset.com, Farmstay.com, Petswelcome.com, LymeRegiscouncil.

The nearest bus stop is in Charmouth
The nearest train station is in Axminster which is 5 miles away; there are accessible taxis at the station
In the winter months a basket of logs will be provided
Arrival and Car Parking Facilities
Luggage can be unloaded at the front of the cottage
There is parking for 3 cars at the front of the cottage
The entrance at the front has one step 3cm high, 176cm wide and 79cm deep
The front door is hinged on the left. There is a weatherboard which is 88 cm long, 2 cm high, and 12.5 cm wide. The door is 88 cm wide
The entrance at the rear has level entry from the parking area via a path
Parking is outside the front door and outside the garage
The cottage is approached from the driveway at the front
Access to the rear entrance is via a concrete path
Main entrance and Reception
The entrance at the front has one step, 3cm high, 176 cm wide and 79cm deep
The door is hinged on the left and is 88 cm wide
Inside the front entrance is a small vestibule, 135 cm wide and 115 cm deep with a door on the right to the lounge and on the left to the ground floor bedroom
The entrance at the rear has level entry. The door is 76cm wide
There is a weatherboard of 1.5 cm across the length of the threshold
Inside the rear door is a carpeted porch with a door on the right leading to a WC, and walk in shower. There is a step, height 4cm. The door is 68 cm wide. The width of the porch is 98 cm and length is 317 cm.
Public Areas – General (Internal)
The back porch on ground level is 98 cm wide, 317 cm long . There is a radiator half way along, 81 cm long and 9 cm wide
Décor is white or barley white
Dining Room and Lounge
Dining Room/Lounge
The lounge/diner has a door to the kitchen (width 84 cm) and a door to the vestibule (width 84 cm). There is also access to the stairs from this room
Table, moveable side to side, - legs on each corner, 77 cm high, 122 cm long, 84 cm wide, 65 cm floor to lowest point of table (underspace)
Free space between table and walls is 60cm either side and 70 cm from window, where there is a radiator 14 cm wide
Chairs, all moveable – 6 chairs with removeable padded seats without arms
There is free space between the lounge door and kitchen door which allows easy entry and movement, 85 cm wide.
The floor is carpeted, with short pile carpet, and carpet strips at the doorway of 1cm
Furniture is moveable, with non feather cushions provided
2 easy chairs and two 2 seater settees provided all armed (non feather filling)
Teletext TV provided with remote control (also available are DVD, video and freeview digital box)
Laundry
There is no separate laundry, but there is a standard size washer dryer, which is front loading, provided in the kitchen
Leisure Facilities
Activity room is available for use at Barn and Cider Cottages (by arrangement)
Outdoor Facilities
Large grassed garden to back and front. Plastic table with umbrella and 6 plastic armed chairs provided

Room combinations: Ground floor – twin room, First Floor – 1 double, 1 twin
General
Non feather pillows. Blankets (Wool and polyester) provided in each room
Sheets and pillow cases are poly-cotton
Ground Floor
Door width 83 cm
Twin beds provided both 3 ft width
The space in between the beds is 81 cm. Beds are on opposite walls
Bed height is 54 cm floor to top of mattress.
Largest free space clear of door and furniture is 260 cm by 130 cm
First Floor
Reached by stairs, 13 steps, 3 lower steps form a right hand bend and are set at an angle. The steps are 18 cm high, 22 cm deep and 90 cm wide. Landing at top of stairs is 81 cm wide (excluding steps to first and second bedroom), 160 cm deep and 240 cm wide. The steps to bedroom 1 and 2 are 14 cm high
There is a handrail up the stairs on the left hand side
There is a fitted short pile carpet throughout the first floor
The doors to bedrooms 1 and 2 are 74 cm wide
Double room has a bed height of 60 cm, 4ft 6 in bed, space at each side of the bed is 72 cm. There is a dormer window and the wall to the back of the bed is sloping
Twin room as 2 3ft beds (moveable) bed height 55 cm, total space possible between beds (where beds are on opposite walls) is 86 cm. Free space clear of doors or furniture 60 cm by 280 cm
Bathroom
Main bathroom door width is 76 cm
Electric Shower is over the bath. Height of bath is 54 cm
Toilet seat height is 45cm
There is space to the left of the toilet 45 cm and 40 cm to the right.
Radiator is to the left and is 14 cm in width
Rubber mat available for use in bath
Good colour contrast between floor, walls and furniture
Second Bathroom
In back porch, provided with basin
Door width 76 cm
Toilet height is 45 cm
Width from door to opposite wall is 108 cm
Step into walk in shower is 2.4 cm
Maximum width of sliding door entrance to shower is 55 cm
Space to left of toilet is 20 cm, no room to right
Self catering kitchen
Kitchen entrance is 84 cm from dining room and 88 cm into back porch
Worktop height is 90 cm
Oven door is drop down, left hinge, height of lowest shelf is 23 cm. Cannot be accessed from the side
Sink is 92 cm high with 76 cm clear height under space, 50 cm wide
Hob is 93 cm high
Flooring is original quarry tiles
At least 101 cm free space between all furniture and worktops
Evenly lit kitchen with spotlights
Good contrast between floor, cupboards and other surfaces
Fridge with freezer compartment, highest shelf in fridge is 51 cm
Grounds and Garden
Large grassed lawn to back and front. Access to garage for portable barbeque
